In late June, the Sioux Falls Development Foundation (SFDF) held a groundbreaking ceremony for the first project in its new industrial park: a refrigerated warehouse and distribution center that will be served by BNSF Railway Co.

The 205,000-square-foot facility will be operated by Win Chill LLC and situated on a 54-acre parcel in Foundation Park, which is located near Interstates 90 and 29 in Sioux Falls, South Dakota. Win Chill expects the distribution center to be operational by spring 2018.

The warehouse will feature state-of-the-art loading docks and high-speed doors to accommodate large volumes of refrigerated truckloads for food manufacturing customers in a four-state region.

The project requires SFDF to advance a master rail plan for the 820-acre park, which will offer service from BNSF, foundation officials said in a press release. The master plan includes the construction of rail, streets and utilities not only for the Win Chill project, but for other companies that are interested in building facilities in Foundation Park, said SFDF Vice President of Economic Development Dean Dziedzic.

The foundation also plans to extend Marion Road, pave other roads, install fiber optic cable, and complete water mains and sanitary sewers within the next year.

"The activity in Foundation Park is intense. Between infrastructure projects, rail service work and Win Chill's site preparation, things are happening fast," said Dziedzic.
