The Massachusetts Bay Transportation Authority (MBTA) recently launched a search for a joint development partner for the redevelopment of the Alewife Complex in Cambridge that includes a Red Line station, a 2,733-space parking garage and additional commuter-rail facilities.

The MBTA will employ a two-phase approach to selecting the partner, including:
• A predevelopment agreement. The MBTA will issue requests for proposals seeking developer qualifications by late summer 2024. Proposals will be due this fall. Partner selection is anticipated to begin in winter 2024; this phase will enable collaborative planning, design and goal alignment; and

• A long-term lease. Upon the satisfaction of the preconditions, the MBTA intends to proceed to a long-term lease with its partner.

A site visit will be held one week after the issuance of the request for proposals.

The MBTA is seeking design, permitting, construction, financial, operations and maintenance expertise to complement its capabilities, according to an MBTA news release.

The redevelopment will address several priorities, including infrastructure modernization, multimodal integration, climate resilience, transit-oriented development and sustainability.

“This method of procurement is ideally going to lead to a lot of collaboration so that we can use the space in the most innovative and community," said MBTA Chief of Transit Oriented Development and Innovative Delivery Scott Bosworth.
