WMATA, Maryland DOT seek development team for New Carrollton project

The Washington Metropolitan Area Transit Authority (WMATA) and Maryland Department of Transportation (MDOT) are seeking a development team to plan, design, finance and construct a 39-acre transit-oriented development (TOD) project around the New Carrollton Metro station in Prince George’s County.

“This represents a tremendous opportunity to bring quality office, commercial and residential development within walking distance to a transit station in Prince George’s County,” said Maryland Gov. Martin O’Malley in a prepared statement. “Through this type of TOD, we revitalize our existing communities, increase transit ridership and channel expected growth toward areas where walkable, sustainable communities are planned.”

Prince George’s County has passed legislation to create a Transit District Development Plan/Transit District Overlay Zone that allows the development of up to 2.5 million square feet of office/retail and 3,000 residential units on transit agency properties.

WMATA and MDOT are accepting developers' proposals until Nov. 5; a developer will be selected later this year.

New Carrollton is a transportation hub served by the Metrorail Orange Line, the Maryland Transit Administration’s MARC service, Amtrak and Metrobus. The hub also will be a stop for the planned Purple Line.
