WMATA approves transit-oriented development agreement for New Carrollton station

The Washington Metropolitan Area Transit Authority's (WMATA) board recently approved a joint development agreement aimed at fostering transit-oriented development in the area around the New Carrollton Metrorail station in Prince George's County, Md.
The agreement with New Carrollton JV L.L.C. will enable the development team, led by Forest City Washington and Urban Atlantic, to advance the largest development project in Prince George County since National Harbor, WMATA officials said in a prepared statement. The project now will move into the pre-development phase.
The transit agency partnered with the Maryland Department of Transportation to create a larger developable site from parcels owned by both parties. Plans for the 39-acre site call for the creation of a multi-modal, transit-oriented destination with residential, office, retail and hotel uses. At full build out, the development will include 2 to 4 million square feet of mixed-use facilities valued at $1 billion, WMATA officials said.
The area has been designated a "Smart Growth Initiative" site by the state of Maryland. In addition to being the eastern terminus of the Orange Line, the area is served by Amtrak and MARC. The Maryland Transit Administration — which operates MARC — is advancing plans for the Purple Line that include light-rail service from New Carrollton to Bethesda, Md.
