New York’s Metropolitan Transportation Authority (MTA) soon will begin accepting requests for proposals to develop the air space above the Hudson Yards.

Two sites are located above MTA’s John D. Caemmerer Rail Yard, and the Western and Eastern rail yards, which are used to store and maintain MTA Long Island Rail Road trains. Developers can buy or lease air rights over one or both sites.

Located on Manhattan’s far west side, the 13-acre Western Rail Yard features about 5.7 million square feet of space for commercial and residential development. Design guidelines require that at least 20 percent of the development be commercial and 20 percent, residential. The developer also will be required to reserve space for a public school and include about five acres of open space.

The 13-acre Eastern Rail Yard features about 6.3 million square feet of space for mixed-use development, including offices, residential and retail buildings, hotels, and cultural and parking facilities. The developer will be required to reserve 200,000 square feet for a new cultural facility, which will be chosen by the developer and city, and provide seven acres of open space.
